The French real estate market downturn is coming to an end, according to notaries. However, data for the third quarter of 2024 shows that in many regions, prices for existing properties have fallen.
Only five cities or regions in France, including Poitiers and Caen, have recorded price increases in the year to the third quarter of 2024. In other cities, housing has become cheaper during this period, in some places by more than 10%.
The report, which is prepared by the association of notaries of France, is the most comprehensive and covers all sales of existing properties in the country. However, it is traditionally released with a two-quarter delay, since it takes a long time to collect and analyze the data.
The report also contains incomplete data for the period up to the beginning of 2025. It is on this basis that notaries concluded that the downturn is almost over. In the fourth quarter, prices for apartments and houses remained largely stable and even saw a general increase in some regions (for example, in Ile-de-France).

In Ile-de-France, finished property prices fell by 5.3% in the year to Q3 2024.
